The site is within walking distance of Chelmsford town centre, approximately 500m from the High Street and located on Navigation Road close to its junction with Springfield Road.
The site enjoys a long frontage to the South West, immediately onto the Navigation canal. The Navigation is fed by water from the River Chelmer and terminates in Springfield Basin close by to the North West. There are narrow boats moored near this site and there is a clear ambition to facilitate the enhancement of these uses. Across the canal to the South West are a mix of new, currently vacant structures, old yards and vacant sites, all listed as opportunities for redevelopment in the Town Centre AAP.
To the North West the site shares a boundary with an adjoining residential development constructed 8-10 years ago, which has established a building line to the canal and a relationship to Navigation Road. There are two and three storey gables of apartment buildings constructed tight to this boundary with limited soft landscaping screening a surface car parking area between. The North East boundary is defined by Navigation Road which has an angular bend marking the principal site entrance. Navigation Road is a relatively minor road serving a predominantly residential hinterland. The North side of the road is defined by low scaled two storey, short residential terraces with small front gardens. The South East boundary is the new boundary with the active Travis Perkins site, which has a collection of detached buildings and structures. Access to the site is via Navigation Road which leads onto Springfield Road which is a short distance from the A138 the principal route into Chelmsford town centre.
