Location: LB Hackney;
Client: Rongold Developments;
Uses: 24 flats with 778 sq.m of commercial space;
Situated in a highly urban area typified by a mix of warehouse buildings, the design of this mixed-use development rationalises the open, gridded elevation of the framed buildings into a simple brick building.
This corner site benefits from long view from the south and this is highlighted in the subtle change in plane and proportion of the brick grid. The large openings within this frame are a mix of recessed terraces, of generous windows and a patterning of coloured panels. The upper setback floor is clad in zinc, capturing the typical character of penthouse design used frequently in the urban context of Hackney. The ground and basement levels are designed as flexible low-cost studio spaces, and the viability of these uses means the remaining floors are market sale apartments
