Holland Estate is an estate regeneration project including elements of refurbishment and new build.
The estate previously consisted of a group of 1960’s buildings with a 22 storey tower in a bad state of repair. The ground floor was occupied by existing businesses and a head office building for East End Homes Housing Association who also manage the estate. RMA were appointed from RIBA Stage D.
The 22 storey tower is refurbished and overclad and the remainder of the existing buildings demolished to make way for a new perimeter building; 6 to 12 storeys tall, a private courtyard for all residents and a public plaza. The new plaza opens up Commercial street to the city, linking to ‘the Gherkin’. The new public edge defines Petticoat Lane Market.
A high quality pallet of materials is used; vibrant coloured glass balconies contrast with white brick & Portland stone coloured pre cast concrete panels. Floor height panels were fabricated off site complete with window units allowing external cladding to be craned in.
